New mortgages

The purchase of a property is the biggest financial commitment in the lives of most people. Our aim is to help you find the most appropriate and affordable mortgage.

There are many mortgages available in the UK and the terms and conditions can vary almost daily. They can be split into a number of general types:

Remortgaging existing property

There are several reasons why it could be sensible to remortgage your property. The main ones are:

  • To reduce monthly payments
  • To raise capital for home improvements or other investment

Interest rates can vary quite markedly, which means that substantial savings can be made by changing mortgage provider or renegotiating an existing loan.

Lifetime mortgages

A lifetime mortgage is one way of using the capital in your home to provide either a lump sum (for example in inheritance tax planning) or income (to improve your standard of living).

These mortgages are a complex area and other options should always be considered first.

Mortgage protection

Protecting your family from the financial impact of your unexpected death or serious illness is vitally important, particularly when you have an outstanding mortgage loan. Indeed most providers recommend that adequate mortgage protection cover has been set up to ensure that their loan can be repaid.

Our mortgage service

We set up an initial meeting to assess your needs, gather relevant facts and establish the method of repaying the loan. There are many things to consider when choosing a mortgage repayment method and we will discuss the implications of these with you.

We then search through the available mortgages and recommend suitable mortgage types and provider(s). It is possible to do this at the initial meeting if the mortgage is required urgently. However, it is usual to arrange a second meeting to present our recommendation.

Once a mortgage is selected we process the application for the loan, and then liaise with the provider until the completion of the purchase. Generally, each borrower will need to supply a number of documents with the application form, and we will identify these for you.

For remortgaging, we search for a suitable alternative lender and assess if the savings (after deduction of the normal charges from surveyors, solicitors, etc.) warrant changing.

In addition, we will carry out an assessment of your protection arrangements. If they are inadequate we will advise you on suitable options.
